The housing shortage is a pressing problem in many cities and regions around the world. Causes include population growth, increasing urbanization, limited space and insufficient construction activity. Innovative and versatile solutions are needed right now to meet these challenges. Sven Schwarzat from Schwarzat Capital GmbH has recently pursued a number of such solutions and reports on possible solutions.

1. densification of development

One effective method of creating living space in urban areas is redensification. This includes the construction of apartment buildings on existing plots, the conversion of attics into living space and the use of brownfield and underused land. Densification leads to more efficient use of existing infrastructure and helps to reduce land consumption.

2. more efficient design of existing floor plans

"Existing floor plans are often not well thought out and not modern," says Sven Schwarzat. A lot of potential is lost through unnecessarily large hallways, unnecessarily large bathrooms or other unused rooms. For example, if you design an American kitchen in the entrance area of an apartment and use the former kitchen space as a living room, you quickly create a 3-room apartment where there was previously a 2-room apartment - a step in the right, modern direction in times of home offices.

3. repurposing and renovating existing buildings

The conversion of commercial or industrial buildings that are no longer in use into living space offers great potential. Old factories, office buildings or warehouses can be transformed into attractive living spaces through appropriate conversion measures. This contributes to the revitalization of urban districts and makes efficient use of existing buildings. It is also conceivable to repurpose special buildings such as churches or similar buildings that are no longer in use.

4. incentives for private investors

Private investors play an important role in the creation of new living space. Tax incentives, simplified approval procedures and the provision of favorable loans can promote investment in housing construction. This can lead to a faster expansion of supply, particularly in cities with high demand for housing.

Conclusion

The housing shortage is a complex problem that requires multifunctional and coordinated approaches. By combining densification, modular construction methods, social housing, rezoning, smart city technologies, communal forms of housing, private investment and international knowledge transfer, the demand for housing can be met sustainably. These approaches not only contribute to the creation of new living space, but also promote sustainable and inclusive urban development.
